USC Morning Buzz: Riley Needs To Answer This

USC will release its spring roster in the next few weeks.

So is Lincoln Riley going to provide an update on cornerback Ceyair Wright?

“He’s not with us right now and that’s all I can say,” Riley said cryptically in November.

Did he quit? Did USC play a part? What?

  • Construction has started on The Standard at Los Angeles, which is a 1,236 bed mid-rise apartment complex with 429 units near USC.

It’s significant because it will be geared toward students, but it is located across the street from the Coliseum and BMO Stadium (3900 Figureroa St.), where students traditionally have not lived.

The apartments have an expected opening of August, 2026.

  1. I had always wanted to take in some jazz at the Standard in DLA. I heard it was great.

    We’ve gone to Catalina’s Bar & Grill in Hollywood for jazz many times, but would still love to check out Herb Albert’s place, Vibratto. Also, Spaghettini in Seal Beach! (Finally had reservations for this one in April 2020, but that was cancelled due to COVID.)

    Old Town Fullerton had a jazz bar several years back called Steamers. But they closed at least 10 years ago.

        In grammar school, I was and still am one of the best spellers. I write contracts, appraisals, and revenue streams, letters to fortune 500 companies, and to city attornies. Those are just some of the documents that I will write in a week. I check each and every word when writing professionally. I read each word and use a spell check as well. I then print to read it again to ensure that is is grammatical correct, formatted, and spelled properly. I do not worry about spelling here on this board. If i did, then I would check. We don’t rag on your spelling, we rag on you because you are such a douche bag. Get over yourself.

    Whatever has happened with Ceyair is personal to him.

    Scott just wants to hear that Ceyair is no longer with the team and then be able to crow about how he was right that Donte was a horrible coach because they made statements about how well Ceyair was doing in practices.

    Time to move on. Looking forward to seeing a Riley team without the baggage of poor defensive coaches.

        One man’s intellegence is one man’s stupidity. I consider myself intellegent and yet there is so much to learn. I am not that great in computers, but with real estate, I am not too bad. However, there is much I can learn in real estate as well. I make a good living with my knowledge and skill. I have taken many classes in real estate appraisal, property management, and asset management. Yet, I need to how to broker a sale. I have my broker’s license and yet I do not use it unless I am with someone that has the experience. A man needs to know his limitations. That is from Dirty Harry.

    you do not know all of the rules of being a RE Broker in the State of CA. My Broker’s license is current. I will tell you how I did get it though. You will eat crow for this, I have been a RE appraiser for over 35 years. When I got my RE Broker’s license, I had over 20 years of experience in the real estate field. Regulations to becoming a broker is that you have to have two years in real estate experience. That experience can be in escrow, sales, lending, teaching, appraising, and other facets of RE. I had over 20 years in RE appraising. That qualifies me to take the test. I took the broker’s test in San Diego. It took me an hour and half to take the first part of the test. It took me an hour and fifteen minutes to take the second part of the test. The broker’s test consists of two tests with 100 questions each. You have four hours for each test. I passed on the first try in taking the test. At one point I had my appraiser’s and broker’s license at the same time. Class is dismissed gabbby. Put that in your pipe and smoke it.

I let my appraisers license go because if you appraise an federal back loan residential property, the lenders were able to set up companies and they could determine who they could hire and how much they could charge. At the time i let my license go, they would only pay $200 for an appraisal. $200 does not cover any of the expenses such as software, E&O insurance, gas, insurance, time, knowledge, skills, and other factors. I appraised from Otey Mesa to Susanville and in Nevada and Arizona. I did residential appraisal, but I took classes in commercial appraisal.

    You ignorant slut, I said Federal lending dictates who and how much appraisers get paid. With Nevada and AZ, I did the appraisals without any federal money involved. I do not need an appraisers license for their own personal use. That is legal. In the appraisal i disclosed that I was a licensed CA appraiser and that i did not have a license for NV or AZ. My clients understood that before I did that and they signed off on it. In terms of brokers classes, you never mentioned them, so why should I? However, will play your game, the eight classes are Business Law, accounting, (A&B), Appraisal, Real Estate Practice, legal aspects of real estate, real estate finance, property management, loans, and there are electives that you can take. But you need 5 hard core and they are practice, legal aspects, finance, appraisal, economics or accounting. I had a Certified Residential Appraiser’s license for the State of CA. that allows me to appraiser any type of residential property and up to four units. This includes vacant land, mobile homes, Planned Unit Developments, condos. What other question do you have? Put that in your pipe and smoke it.

        Do you even know what a HUD-1 statement is and why they are issued?
        You can not submit an appraisal to a Nevada licensed lending institution unless you are a certified appraiser and registered with the Nevada Division of RE
